Do You Need Planning Permission To Install Signage At Your Premises?

One of the most important factors to consider when installing external signage or business signage boards on your property is whether or not you require planning permission – or advertising consent – from your Local Authority. Knowing the rules and regulations of the Local Authority can be a complicated task, but don’t worry - this article breaks down what you need to know so you can stay compliant.

Does My Signage Require Planning Permission?

  • Signs that are larger than 0.3 m² require planning permission from your local authority
  • Most illuminated signs and light boxes require advertising consent, regardless of size
  • Permission is required for signs of any size if your business premises are within an area designated by a conservation order or in a designated area of Special Character.
  • Signs installed over 4.6 m in height relative to surrounding buildings will need permission
  • Most signage installed away from your property also requires permission

What Types Of Signs Do Not Require Planning Permission?

Small and un-illuminated signs less than 0.3 m² in size do not generally require planning permission. There are also exemptions for certain signage categories, including signs for temporary repairs or alterations (such as scaffolding) and signs that identify a building's occupants (e.g., nameplates).

Planning Considerations

We recommend researching your local planning authority regulations for advertisements before starting any project involving signage. It might be worth contacting them directly to find out what their specific requirements are and if they have any guidance documents to follow. This will save time and money and make it more likely that your application will be approved the first time.

In your planning application, you should consider the size of your signage, the length of time it is to be displayed, the proposed location, the materials used, and whether your signage could be considered damaging to nearby properties or businesses. Taking these into account early on can prevent delays with your application.

There are also certain costs involved with submitting a planning application; this would depend on the type of application and the geographical location within the UK.

Once You Have Consent…

If your application is successful, you will be awarded a Consent to Display an Advertisement from your local authority, which is normally valid for five years.

However, there are still a few more considerations before beginning installation. For example, you may need additional permits or licences from your local water board or transport authority, depending on where you plan on installing your sign, e.g. if it is near a public road or waterway, or is located within a designated National Park.

Additionally, if you plan on having electrical components such as integrated lighting within your signage, then this will involve further safety compliance checks before installation can begin, so it is important to factor this into your timeline accordingly.

What Happens If I Don’t Get Planning Permission?

If you install signage without planning permission, you may be served a notice to remove the signage, and you could also face fines and legal action.
